1. What does a home inspection include?

A residential home inspection is a visual evaluation of the home’s major accessible systems and components, including the roof, exterior, structure, foundation, electrical, plumbing, heating and cooling, attic, insulation, ventilation, interior components, built-in appliances, and more. Our goal is to help you better understand the condition of the property before making an important decision.


2. How long does a home inspection take?

Most residential home inspections take approximately 2–4 hours, depending on the size, age, condition, and accessibility of the property. Larger or more complex homes may require additional time. We don’t rush inspections. We take the time necessary to thoroughly evaluate the accessible areas of the home.


3. Do I need to be present during the inspection?

No. In fact, we prefer to perform the majority of the inspection independently so we can remain completely focused and thoroughly evaluate the property without distractions. Most customers join us for the last 30 minutes of the inspection. At that time, we can go over the major findings, explain concerns, and answer your questions.


4. When will I receive my inspection report?

In most cases, your detailed digital inspection report will be delivered electronically within 24 hours of the inspection.

Your report will include photos, descriptions of our findings, and recommendations when further evaluation or repair may be appropriate.


5. What happens if you find problems with the house?

Finding defects during a home inspection is normal — even well-maintained homes usually have items that need attention.

We document what we observe and explain the significance of the findings so you can make an informed decision about the property.


6. Can a house pass or fail a home inspection?

No. A home inspection is not a pass-or-fail test. Our job is to objectively evaluate the accessible condition of the property and identify defects, safety concerns, maintenance issues, and items that may warrant repair or further evaluation. You decide how that information affects your purchase.


7. Will you tell me whether I should buy the house?

No. The decision to purchase a home belongs to you. Our responsibility is to provide an independent assessment of the property's visible and accessible condition, so you have better information when making that decision.


8. Should I get an inspection if the house looks new or well maintained?

Yes. A home can look beautiful during a walkthrough and still have defects involving electrical systems, plumbing, roofing, HVAC equipment, drainage, structural components, or other areas that aren't immediately obvious. A professional inspection gives you a much closer look at the property.


9. Do you inspect new construction homes?

Yes. New construction does not necessarily mean defect-free construction. An independent home inspection can identify installation problems, incomplete work, safety concerns, or other issues before you close on the property.

11. What is a sewer scope inspection?

A Sewer Scope Inspection uses a specialized camera to inspect the accessible main sewer line. We look for visible concerns such as root intrusion, damaged or cracked piping, offset joints, standing water, blockages, deterioration, and other conditions that may affect the sewer line.


12. Do I really need a sewer scope inspection?

A sewer line is largely underground and cannot be evaluated during a standard visual home inspection. Problems with sewer lines can also be expensive to repair. A sewer scope provides additional information about an important part of the property that otherwise may go unseen.


13. What is a Wood Destroying Insect / Termite Inspection?

A Wood Destroying Insect (WDI) inspection looks for visible evidence of termites and other wood-destroying insects, including carpenter ants, carpenter bees, and wood-boring beetles. We also look for conditions that may contribute to wood-destroying insect activity.


14. Do you offer pre-listing inspections for sellers?

Yes. A Pre-Listing Inspection gives sellers an opportunity to learn about potential concerns before putting their home on the market.

Identifying issues early can help reduce surprises once a buyer has the property inspected.


15. Are home inspections guaranteed?

No. A home inspection is a visual, non-invasive evaluation of the accessible condition of the property at the time of inspection. It is not a warranty, guarantee, appraisal, insurance policy, or prediction of future conditions.


16. Can there be defects that a home inspection cannot see?

Yes. Because a home inspection is visual and non-invasive, conditions concealed behind walls, underneath flooring, above finished ceilings, underneath insulation, inside equipment, or in other inaccessible areas may not be visible during the inspection.


17. What if the home is occupied?

We can inspect occupied homes. However, furniture, stored belongings, boxes, rugs, personal property, and other items can sometimes prevent access to areas or components that would otherwise be inspected. Inspectors do not move personal belongings to gain access.


18. Do you perform repairs on problems you find?

No. Land Home Inspections does not perform repairs on the homes we inspect. Our role is to provide an independent and unbiased evaluation of the property. If an issue requires additional evaluation or repair, we may recommend contacting an appropriately qualified professional.


19. How much does a home inspection cost?
