Frequently Asked Questions

🏡 What is a home inspection?

A home inspection is a visual, non-invasive examination of a home’s major systems and components—including the structure, roof, electrical, plumbing, heating, cooling, and more—performed in accordance with InterNACHI’s Standards of Practice.

🧰 What does a home inspection include?

Your inspection includes a review of readily accessible and visible components, including:

âś” Roof, attic, and insulation

âś” Foundation and structural components

âś” Electrical systems, panels, and wiring

âś” Plumbing systems and fixtures

âś” Heating and cooling systems

âś” Interior rooms, windows, and doors

🔍 What is NOT included in a home inspection?

A home inspection is not technically exhaustive and does not include:

âś– Hidden or concealed defects (inside walls, ceilings, or under flooring)

âś– Strategically placed items to hide defects on purpose

âś– Code compliance or engineering analysis

âś– Cosmetic issues unless they indicate a larger concern

Most inspections take 2–4 hours, depending on the size, age, and condition of the home.

👨‍👩‍👧 Should I attend the inspection?

Yes — attendance is encouraged.

InterNACHI recommends clients attend so they can:

âś” See findings firsthand

âś” Ask questions in real time

đź“„ When will I receive my report?

You will typically receive your detailed digital report within 24 hours, and often the same day.

❄️🔥 Do you operate the HVAC systems?

Yes—systems are operated when safe and appropriate.

However, to protect equipment and ensure accurate results:

❄️ Air conditioning is NOT operated when outdoor temperatures are below approximately 60°F

🔥 Heating systems are evaluated during the heating season

🧠 Will the inspection identify every issue in the home?

No inspection can identify every possible issue or predict future conditions.

However, we perform a thorough visual evaluation and identify:

âś” Material defects

âś” Significant deficiencies

that are visible at the time of inspection.

🏗️ Do I need an inspection on a new construction home?

Yes. Even new construction homes can have:

An independent inspection helps ensure the home was built properly and safely.
