Frequently Asked Questions
🏡 What is a home inspection?
A home inspection is a visual, non-invasive examination of a home’s major systems and components, including structure, roof, electrical, plumbing, heating, cooling, and more, in accordance with InterNACHI’s Standards of Practice.
🧰 What does a home inspection include?
Your inspection includes a review of all readily accessible and visible components, such as:
Roof, attic, and insulation
Foundation and structural components
Electrical system and panels
Plumbing system and fixtures
Heating and cooling systems
Interior rooms, windows, and doors
Exterior, grading, and drainage
Built-in appliances
🔍What is NOT included in a home inspection?
A home inspection is not technically exhaustive and does not include:
Hidden or concealed defects (inside walls or under flooring)
Code compliance or engineering analysis
Cosmetic issues unless they indicate a larger concern
Environmental hazards (unless specifically added)
⏱️How long does a home inspection take?
Most inspections take 2–4 hours, depending on the size, age, and condition of the home.
👨‍👩‍👧 Should I attend the inspection?
Yes—InterNACHI encourages clients to attend. This allows you to see findings in person and ask questions about the home’s condition and maintenance.
đź“„When will I receive my report?
You will typically receive your detailed digital report within 24 hours, often the same day.
📊 What does the report include?
Your report will include:
âś” Clear descriptions of systems and components
âś” Photos of observed conditions
âś” Safety concerns and defects
âś” Maintenance recommendations
❄️🔥 Do you operate the HVAC systems?
Yes—systems are operated when safe and appropriate to do so.
Air conditioning is
not operated below ~60°F outdoor temperature
Heating systems are evaluated during the heating season
These limitations are in place to prevent damage to equipment and ensure accurate results.
🧠Will the inspection identify every issue in the home?
No home inspection can predict future conditions or uncover every hidden issue. However, we perform a thorough visual evaluation and identify material defects, safety concerns, and significant deficiencies that are visible at the time of inspection.
🏗️ Do I need an inspection on a new construction home?
Yes. Even new homes can have installation defects, incomplete work, or safety concerns. An independent inspection helps ensure the home was built properly.
🔧 Do you provide repair estimates?
No. In accordance with InterNACHI ethical guidelines, we do not provide repair quotes. We recommend consulting qualified licensed contractors for pricing.
